New home sales rose 1.5% in March to a seasonally adjusted annual rate of 417,000 units from a rate of 411,000 units in February. On a year-over-year basis, new home sales were 18.5% higher than March 2012. At the current sales pace, there is a 4.4-month supply of new homes on the market.
The Mortgage Bankers Association said its seasonally adjusted composite index of mortgage applications for the week ending April 19 rose 0.2%. Purchase volume rose 0.3%. Refinancing applications increased 0.3%.
Existing home sales fell 0.6% in March to a seasonally adjusted annual rate of 4.92 million units from 4.95 million units in February. Compared to a year ago, existing home sales were up 10.3% in March. The inventory of unsold homes on the market rose 1.6% to 1.93 million in March, a 4.7-month supply at the current sales pace, up from a 4.6-month supply in February.
Orders for durable goods — items expected to last three or more years — decreased $13.1 billion, or 5.7%, to $216.3 billion in March. This follows a 4.3% increase in February. Excluding volatile transportation-related goods, March orders posted a monthly decrease of 1.4%.
The Commerce Department announced that gross domestic product — the total output of goods and services produced in the U.S. — increased at an annual rate of 2.5% in the first quarter of 2013. This follows a 0.4% pace of growth in the fourth quarter of 2012.
Initial claims for unemployment benefits for the week ending April 20 fell by 16,000 to 339,000. Continuing claims for the week ending April 13 fell by 93,000 to 3 million, a recovery low. The less volatile four-week average of claims for unemployment benefits was 357,500.
Upcoming on the economic calendar are reports on pending home sales on April 29, the housing price index on April 30 and construction spending on May 1.

Extends by Two Years

The Federal Housing Finance Agency announced an extension of the Home Affordable Refinance Program (HARP), a refinancing program administered by Fannie Mae (DU Refi Plus) and Freddie Mac, (Open Access) for two years to December 31, 2015 with mortgages with Application Received dates on or before December 31, 2013.

Las Vegas top short sale agents!

A list recently came across my e-mail.  It was the top short sale real estate agents from March of 2012 to March of 2013 in Las Vegas.  To my surprise I was number 9.  The number 1 and 2 agent are associated with big attorneys in town who charge their clients thousands of dollars in up front fees to work the short sale.  These big attorneys also spend A LOT of money each month advertising on TV, billboards and on the radio.  So they have to charge their clients to cover their cost.  I don't really look at their numbers as fair competition.  So actually, I consider myself #7!

So what has gotten me here?  I have been mad at doing a business plan, I did not have strategy, nor did I ever do a budget.  I believe in working hard.  I believe in putting my clients first.  I believe in fighting for my clients.  I believe in a positive attitude.  I believe in I can, we can and we will attitude.  These beliefs is what has gotten me to this level of success and is what will continue to keep me going.

Committee's coming together at the GLVAR

What happens when you take to of the best committees at the GLVAR and put them in a room for an hour?  Amazing results!

That is what happened today at the Greater Las Vegas Association of Realtors.  The Market Conditions Committee that is Co Chaired by Leslie Carver from Prudential and Amanda Brown from Nevada Realty Solutions called an emergency meeting to meet with the Legislative Committee of the GLVAR to gain better knowledge, help come up with solutions and finally work on how to get the word out to the association about bills that the legislative is working on.

The main topic was SB 321.  This bill will have a big impact on the Las Vegas Real Estate Market.  The committees see areas in the bill that are very week and challenging to implement.  So for an hour they talked about ideas and solutions for the bill.  The legislative committee will present the solutions to the legislative with the hopes that they will consider them, make adjustments to the bill and pass it with the suggestions.

The Market Conditions Committee is in the process of setting some dates for Realtors to attend a forum to get more information on the bills.  Please keep an eye out for the e-mails from the association.

The combined construction of new single-family homes and apartments in March rose 7% to a seasonally adjusted annual rate of 1,036,000 units. Single-family starts decreased 4.8%. Volatile multifamily starts rose 31.1%. Compared to the previous year, housing starts were up 46.7% in March. Applications for new building permits, seen as an indicator of future activity, fell 3.9% to an annual rate of 902,000 units.
The Mortgage Bankers Association said its seasonally adjusted composite index of mortgage applications for the week ending April 12 rose 4.8%. Refinancing applications increased 5%. Purchase volume rose 4%, the highest level since May 2010.
The National Association of Home Builders/Wells Fargo monthly housing market index fell two points in April to 42. An index reading below 50 indicates negative sentiment about the housing market.
Consumer prices fell 0.2% in March, following a 0.7% increase in February. Compared to March 2012, consumer prices have risen 1.5%. Consumer prices at the core rate — excluding volatile food and energy prices — were up 0.1% in March.
Industrial production at the nation's factories, mines and utilities rose 0.4% in March after a 1.1% increase in February. Compared to March 2012, industrial production has increased 1.9%. Capacity utilization rose to 78.5% in March from 78.3% in February.
Initial claims for unemployment benefits for the week ending April 13 rose by 4,000 to 352,000. Continuing claims for the week ending April 6 fell by 35,000 to 3.06 million. The less volatile four-week average of claims for unemployment benefits was 361,250.
Upcoming on the economic calendar are reports on existing home sales on April 22, new home sales on April 23 and gross domestic product on April 26.

Farmer's Market in Silverado Ranch, Las Vegas, NV

Every Sunday on Eastern Ave. in Las Vegas there is a small farmer's market.  It is located on Eastern Ave., between Silverado Ranch and Serene.   I love going there and getting my fresh produce and fruit for the week.  The produce and fruit come in from farms that are from Central CA.  I am originally from that area so it is important to me to get my produce from there.

There is a little something there for the whole family.  They have icee's, kettle corn, hummus and even pasta that is made in Italy (that is one of the families favorites).

I have noticed many areas in Las Vegas have farmers markets with fresh fruits and veggies that are brought in from California.  So if you don't live in Silverado Ranch just keep your eyes open for the little white tents for your nearest farmers market.

What did you do tonight?

It's Saturday Night in Las Vegas and what did you do?  Did you go to the strip?  Have dinner with your family?  Maybe go on a date with your loved one?

Well you future real estate agent in Las Vegas went to church.  My family and I attend The Church of South Las Vegas which has a 6:00pm service on Saturday night.  The church in location in Henderson, NV just off of 7 Hills Drive and St Rose Parkway.  The address is 3051 W Horizon Ridge Pkwy  Henderson, NV 89052.  

Pastor Benny Perez reminded us tonight how important it is to watch what comes out of our mouth.  That our words have a lot of power.  If we talk negative than we will be negative people, which will lead to negative work, negative experiences and negative results.  

Which made me think about my real estate business.  I really try and focus on keeping a positive office environment and positive attitude with my clients.  The outcome for my business with this attitude has grown myself and my team to the top 20 agents in the Short Sale market in Las Vegas, NV.  Which just shows proof to  tonights church message, your words have power!
